The Syndicate Lands Marketplace Honor Code

Welcome to Syndicate Lands Private Limited. We operate a premium, multi-sided real estate technology marketplace designed to connect Buyers, Renters, Property Owners (Sellers), and Real Estate Brokers/Agencies.

Our platform is built on transparency, legal integrity, and mutual respect. These Terms & Conditions (“Terms”) govern your access to and use of syndicatelands.com, mobile applications, tools, and associated services (collectively, the “Platform”).

By creating an account, browsing listings, submitting inquiries, or posting property advertisements, you agree to be bound by these Terms. If you do not agree, please refrain from using our Platform.

1. Platform Purpose & Scope of Services

Syndicate Lands provides an online technology platform that enables:

Buyers & Renters: To search, compare, shortlist, and inquire about residential, commercial, industrial, and land listings.
Sellers & Owners: To showcase, market, sell, or lease real estate properties directly or via authorized representatives.
Brokers & Agencies: To list inventory, capture verified buyer/renter leads, and manage client portfolios.

Important Disclosure: Syndicate Lands Private Limited is a technology marketplace and advertising facilitator. Unless explicitly stated in a separate written agreement signed by an authorized officer, Syndicate Lands is not a real estate brokerage, financial lender, legal advisor, or escrow agent. We do not own, inspect, or hold legal title to user-listed properties unless specifically marked as “Syndicate Lands Owned / Direct Inventory.”

2. User Accounts & Eligibility

A. Age Requirement (18+ Policy)

You must be at least 18 years of age and legally capable of entering into binding contracts under applicable law to use this Platform.

B. Account Accuracy & Security

You agree to provide true, accurate, current, and complete information during registration.
You are solely responsible for maintaining the confidentiality of your account credentials.
You must notify us immediately at connect@syndicatelands.com if you suspect unauthorized access to your account.

3. Rules for Property Listings & Content Creation

To maintain a high-trust environment free from fake listings and spam, all users listing properties (Owners, Sellers, Brokers) must adhere to strict publishing standards.

A. Listing Accuracy & Authorization

Proof of Right: You explicitly represent and warrant that you own the listed property or possess valid, written authorization from the owner/titleholder to advertise it.
No Misleading Information: Listings must reflect accurate pricing, true floor areas, genuine high-resolution images, exact locations, and clear property statuses (For Sale, Rent, Resale, New Launch).
Duplicate Listings: Creating multiple duplicate listings for the same property to manipulate search rankings is strictly prohibited.

B. Regulatory Compliance (RERA & Local Laws)

Brokers and commercial developers must supply their valid RERA Registration Number and regulatory permits where required by law.
Syndicate Lands reserves the right to unpublish or hold any listing lacking required legal clearances.

4. Anti-Commission Evasion, Anti-Spam & Listing Moderation

To protect platform integrity and prevent marketplace abuse, Syndicate Lands operates an automated and human compliance engine.

Anti-Evasion Policy: Users, brokers, or sellers who utilize Syndicate Lands to connect with leads and subsequently attempt to manipulate property details, delete listings prematurely, or report false deal cancellations to evade agreed marketplace fees or subscription obligations will face account review.
Listing Hold & Discretion: Syndicate Lands reserves the right to audit, flag, delay, suspend, or permanently remove any property listing or user account if there is evidence of:
1. Fraudulent ownership documentation or fake contact numbers.
2. Unresolved buyer/renter disputes or legal claims.
3. Abusive, offensive, or discriminatory language in property descriptions or direct communications.
4. Non-payment of subscription or featured advertisement fees.

5. Verification Disclaimer & User Due Diligence

While Syndicate Lands implements verification checks, automated filters, and documentation review processes, real estate transactions carry inherent legal risks.

A. Buyer & Renter Duty of Verification

Buyers and Renters are solely responsible for independently verifying property ownership titles, physical site conditions, municipal approvals, encumbrance certificates, and RERA registration status before handing over booking amounts, token money, or signing legal agreements.
Syndicate Lands shall not be liable for financial losses, title defects, or delays resulting from transactions negotiated through the Platform.

B. Owner & Broker Duty of Verification

Property owners and brokers are responsible for conducting background checks on prospective buyers or tenants prior to granting site access or signing lease contracts.

6. Subscription Fees, Paid Services & Refund Policy

Syndicate Lands offers premium services, including Featured Listing Placement, Broker Subscription Packages, Lead Generation Bundles, and Market Analytics.

Pricing & Billing: Fees for paid services are clearly displayed before purchase. Payments are processed securely via PCI-DSS compliant third-party payment gateways.
Non-Refundable Policy: All subscription fees, featured advertisement charges, and lead package purchases are non-refundable once the service or listing placement has been activated, except where required by law or explicitly stated in writing by Syndicate Lands.
Price Changes: Syndicate Lands reserves the right to modify subscription pricing with prior notice to active subscribers.

7. Intellectual Property Rights

Platform Ownership: The visual design, UI/UX microcopy, search algorithms, graphics, brand assets, logos, and code of syndicatelands.com are the exclusive intellectual property of Syndicate Lands Private Limited.
User Content License: By uploading photos, video walkthroughs, floor plans, or text to the Platform, you grant Syndicate Lands a non-exclusive, worldwide, royalty-free, perpetual license to use, display, market, distribute, and re-format that content for promotional purposes across web, social media, and advertising channels.

8. Limitation of Liability & Indemnification

To the maximum extent permitted by applicable law:

Limitation of Liability: Syndicate Lands Private Limited, its directors, employees, partners, and affiliates shall not be liable for any indirect, incidental, punitive, consequential, or special damages arising out of or in connection with your use of the Platform, property deal cancellations, site downtime, or third-party fraud.
Indemnification: You agree to defend, indemnify, and hold harmless Syndicate Lands Private Limited from and against any claims, damages, losses, liabilities, costs, or legal fees arising from your violation of these Terms, misrepresentation of property ownership, or infringement of third-party rights.

9. Third-Party Links & External Services

Our Platform may integrate or link to third-party providers (such as mortgage calculators, banking partners, legal verification services, and Google Maps). Syndicate Lands does not endorse, guarantee, or assume responsibility for the products, accuracy, or privacy practices of these third-party services.

10. Account Termination

We reserve the right to suspend or terminate your account access immediately, without prior notice or liability, if you commit a material breach of these Terms, engage in fraudulent marketplace behavior, or violate applicable real estate regulations.

11. Governing Law & Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of India. Any legal dispute, controversy, or claim arising out of or relating to these Terms or the use of syndicatelands.com shall be subject to the exclusive jurisdiction of the competent courts located in the registered operating jurisdiction of Syndicate Lands Private Limited.

12. Modifications to Terms

Syndicate Lands reserves the right to update or modify these Terms at any time to reflect platform upgrades or legal requirements. Material changes will be communicated via website announcements, email alerts, or updated dates on this page. Continued use of the Platform following updates constitutes acceptance of the modified Terms.
